Description:
Hilltown Community Development Corporation (HCDC), a multi-service agency located in Chesterfield MA is accepting resumes for the part-time position of Housing Services Coordinator (HSC).
The Housing Services Coordinator will work directly with the Housing Director, and the Property Specialist and will provide support and case management services to tenants in affordable residential properties which house low- and moderate-income. Services will include case management, communication with tenants, coordinating meetings, and other administrative responsibilities. S/he will assist applicants for housing with applications and required paperwork and will be HCDC’s primary contact with tenants’ and general inquiries about rental housing. S/he will perform related administrative duties and assist in the marketing process for vacant apartments.
Duties:
• Check in at least once a month with five households participating in the Continuum of Care (CoC) program and coordinate with service providers at other agencies to ensure that needed services are available to program participants.
• Maintain CoC client files including eligibility documentation, income verification, leases and service plans.
• Facilitate meetings as needed with other community providers involved with the CoC households.
• Maintain accurate data on CoC tenants and complete annual progress reports using the program’s computer data base system.
• Attend regional CoC program meetings.
• Receive inquiries regarding HCDC properties and maintain waitlists for each property.
• Advertise apartments when necessary according to Affirmative Fair Marketing requirements.
• Show vacant apartments to applicants who meet income qualifications and other requirements.
• Complete all lease up activities including:
o Initial screening for income and occupancy eligibility
o Meet with applicants for lease completion
o Collect Security deposit and first months’ rent
o Provide keys, key receipt, statement of condition, lead information, etc.
o Send security deposit letter to tenants within 30 days of lease up
o Ensure any dogs are met by at least two staff people before approval
• Work with other property management staff to obtain required income documentation from applicants and annual renewals.
• Follow-up with tenants on lease violations
• Issue 30-day notice to quit for non-payment and/or lease violations and represent Hilltown CDC in court as needed.
• Assist other property management staff members with reporting requirements to funding sources.
• Maintain all tenant files including income eligibility, leases, requests for accommodation, grievances, and communication.
• Coordinate and facilitate meetings with tenant and community groups involved in the oversight of HCDC properties.
• Work with other property management staff to communicate with tenants regarding agency programs and requirements and respond to tenant concerns, questions, and complaints.
• Maintain all bulletin boards in apartment buildings
• Attend all meetings as required

• Must be well organized and have excellent written and spoken communication skills.
• Computer literacy including proficiency in Word and Excel and general knowledge of computers.
• Case management experience with homeless or other low-income population.
• Experience in facilitating meetings and community processes.
• Experience with funding programs for social services, homelessness, or affordable housing, including programs requiring income qualification of applicants.
• Commitment to community service and affordable housing.
• Four-year college degree or equivalent work experience.
• Ability to work with a variety of people in a nonprofit setting.

Terms: This is a grant-funded position. Continuation of the position is subject to the status of future funding.

Hours: 20 to 25 hours per week. Work will generally take place during regular business hours. Evening or weekend hours may be required at times. Specific arrangements regarding days and hours will be made with the successful applicant.
